  • FHA 203(k) Loan - Allows new home buyers to add the cost of
    needed renovations and/or upgrades to the selling price.  The
    appraisal is based on the expected value of the home once the
    renovations are complete.  This allows you to have one mortgage
    and one set of closing costs, get in to a home with little or no
    money out-of-pocket, deal with relaxed underwriting guidelines and
    have instant equity.  I can also finance in up to 6 months of
    mortgage payments so you can relax while the work is being
    completed.  This program is exceptional for bank-owned properties
    that generally need some repairs.  This program can also be used
    on Refinances.
  • 105 Relief Mortgages - Created under the Homeowner
    Affordability and Stability Act (HARP) of 2009.  Allows current
    homeowners to refinance the current mortgage regardless of Total
    Loan to Value and with very limited credit and underwriting
    requirements.  Also, as long as you are not paying for PMI in your
    current mortgage you won't be required to pay for it on your new
    one.
  • Green Housing Loans - Looking to upgrade appliances, add
    renewable energy sources, replace your doors/windows with more
    energy efficient models, upgrade your insulation or make any other
    renovations to help improve your home's efficiency?  We have
    loans for that!  Plus, you may be eligible for a tax credit!
  • Rural Housing - If your income is at or below the median income
    for your county then you may qualify for a rural development loan.  
    These loans allow you to finance up to 100% of the purchase price
    and have no minimum credit score requirement, although you
    mustn't have any late payments in the past 12 months or seriously
    derogatory accounts in the past 36 months.
  • Reverse Mortgage - FHA Reverse mortgages are fully insured
    by HUD and allow you to retain title to your home while receiving a
    tax-free monthly income or lump sum payment or a combination
    thereof.  No repayment is required until the last borrower moves
    out, sells the property or dies.  Both borrowers must be 62 or older
    but do not have to meet any income guidelines or strict credit
    guidelines.
  • FHA Purchase/Refi - Allows you to purchase a home with as little
    as 3.5% down.  Generally a credit score no lower then 620 is
    required but some lenders will consider down to a 580 with a letter
    of explanation.  FHA guidelines require that your mortgage
    payment not exceed 29% of your gross monthly income and that all
    of your monthly debt obligations not exceed 41% of your gross
    monthly income.
  • VA Purchase/Refi - Allows our country's heroes who are military
    veterans to purchase a home and finance up to 100% of the
    purchase price.  Although credit score is not necessarily a deciding
    factor for determining eligibility you generally must demonstrate 12
    months of solid payment history.
  • Stated Income/Stated Asset Commercial Loans - No bank
    statements required for loans from $150,000 to $1,000,000.  
    Credit scores down to 640 and "outside of the box" Underwriting.
  • No Income/No Asset Individual Loans (NINA) - No Income
    verification or bank statements needed.  Only available to
    residents of certain counties in NH.  Not available anywhere in ME.
